4016 Atlantic Avenue, Brooklyn, NY 11224
Refreshing ocean breezes with unobstructed vistas make this three-story, 1920s Mediterranean the perfect home for those who desire a classic Brooklyn residence but yearn for a spacious and serene outdoor lifestyle.
Completely restored from 2014-2015, this historic Sea Gate property has been lovingly called home by only a handful of families over the past 100 yearsincluding a storied family that once owned the Coney Island Freak Show in the 1950s, and the author Arnold Rosen, who wrote the book, Sea Gate Remembered.
Luxurious amenities and thoughtful conveniences are hallmarks of this home's modern transformation. The formal entry hall welcomes you with radiant heated marble floors, an over-sized walk-in closet, and original stained-glass window. Through its period double doors, the foyer opens to the sun-drenched living room where front-row views of the ocean's sparkling waters are enhanced by the room's stately proportions and architectural features, including an exquisitely carved Carrera marble fireplace. The living room's Brazilian cherry floors flow into the open kitchen where the dramatic views continue: A suite of Wolf appliances, integrated SubZeros, walls clad in statuario marble, and a bespoke walnut island from ReCo Bklyn make everyday living a special occasion. The kitchen's dazzling ocean views are perfectly framed by antique French doors leading into your sunroom, where you will enjoy ample room for dining and relaxing with the family. Slide open your patio doors and you are in your backyard oasis for unparalleled ease of indoor/outdoor entertainingall with no stairs to navigate.
Upstairs, the second and third floors contain six generously proportioned bedrooms and three full baths (with rough-in for possible future dual en suites overlooking the ocean). A seventh room has been re-imagined into an office/library with sweeping ocean views, a raised ceiling with exposed 10' high rafters, and closets relocated to behind-the-wall built-in bookcases.
Throughout the home, great care was taken to repurpose and restore original features where possible. You'll find pairs of crystal sconces, a clawfoot tub, oak parquet flooring, and other elements of a bygone era that once again shine with their original beauty, blending seamlessly into today's modern aesthetic.
Outside, the level backyard features an expansive patio with picture-perfect views of the ocean, anchored by a 50' classic balustrade stretching the length of your bulkheadthe ideal spot for drinks, elbows, and photos with family and friends. Wooden steps lead you down into the sand dunes and the ocean beyond. Around front, the garden features a fully landscaped lawn with sprinkler system.

What I Love About This Home (from the current owners):
Over the past decade we've loved renovating historic homes in vibrant neighborhoods across Brooklyn. After restoring a brownstone in Park Slope followed by a Queen Anne in Ditmas Park, we were looking for the next great neighborhood in which to take on a new house and enjoy life with our three young children. After an extensive search, we were thrilled to find this oceanfront Mediterranean in the sought-after community of Sea Gate, in Coney Island.
We've enjoyed the past six years calling this beach house, home, and have made priceless memories that we never could have created anywhere else in Brooklyn. We took daily summer swims, year-round hunts for seashells and crabs, and in the evenings after the kids went to bed, we sat outside enjoying wine and cheese and conversation while listening to the waves. Out-of-town guests loved joining us for fresh night air after a day of sight-seeing in the city. Thanks to the kitchen's unparalleled amenitiesalmost double those of comparable homesit has been a pleasure throwing parties here. The location right off the Belt Pkwy has made commutes to nearby schools in Dyker Heights/Bay Ridge area much easier. When the time came for my oldest to start sixth grade we were thrilled to join Mark Twainthe zoned middle school for Sea Gatethat also happens to be Brooklyn's sought-after school for the gifted and talented.
We've also loved Coney Island's year-round family-friendly activities. Our kids took swimming at the new YMCA, ice skating at Abe Stark arena, and attended summer camp at the New York Aquarium. We enjoyed Friday night baseball games & fireworks at the Cyclones, saw concerts at the open-air amphitheater (including the Beach Boys), and taught our girls how to ride their bikes in the car-free safety of the boardwalk. In fact, Saturday morning bike rides along the boardwalk became one of our favorite pastimes. With its great lifestyle, high-end gyms and abundant casual and fine dining options, Coney Island has ended up being our favorite Brooklyn neighborhood, by FAR. I know you will be as happy to call this special place home as we were!
